8 Golden Techniques to Add Value to Your Home

Do you want to rent or sell your home? Would you like to increase the value and attractiveness of your home in 8 simple steps that don't break the bank?

Below are some techniques we gathered from a Chattanooga real estate agent that experts consider to increase the value of the home and to attract buyers and tenants:

1. Clean House

The house should be free from stains and unpleasant odors. Sounds easy, right? You'd be surprised how many homes are a disaster. Stains and odors can lead to a quick rejection. You are better off having the house cleaned by professionals, but you can do it yourself to save money.

While general cleaning (e.g., dusting, sweeping, and mopping), don't forget to go to the most hidden areas, including openings, base cabinets, shutters, door handles, and the attic. Our eyes tend to notice the floors, walls, and windows first so be sure to clean these thoroughly.

The house must be very clean to impress your buyers or tenants.

2. Pressure Wash the Exterior

Pressure washing can change the look and add to the overall outward appearance of your home. Therefore, either consider hiring someone to pressure wash or rent a pressure washer to do it yourself. Make sure to pressure wash the exterior of the walls, sidewalk, and driveway.

This will have a drastic improvement to your home's curb appeal.

3. Renovating the Kitchen

Analyze how you can improve your kitchen at a minimal cost. Who doesn't want a modern and charming kitchen? The kitchen is an essential piece of the home after all.

Two easy ways to improve your kitchen's appearance on a budget are repainting the cabinets and replacing old for modern light fixtures. If your budget allows, change the countertops and/or the backsplash. There are many more ideas on how you can save money on your kitchen remodel.

4. Modern, Stylish Mailbox

One of the first things homebuyers or tenants will notice as they approach your house is the mailbox! You can buy a new mailbox or fix up the one you currently have. A new fresh coat of paint, new numbers, and possibly even some wild decorations can go a long way! Use Google.com to search for some great mailbox decoration ideas.

5. Paint the House with Attractive Colors

You may like the red, or otherwise very colorful, walls; however, there's a chance that the potential buyers will not.

It's a great idea to add a new interior layer to neutral colors such as white sand or putty. Semi-bright colors will make the wall look brighter. Eggshells can be used to hide minor defects, such as drywall walls or small cracks in plaster.

6. Change the Front Door

Another way to improve the curb appeal of the house is to replace or modify the main door and garage door, especially if the door is damaged or worn out. If it's too costly to replace the entire door or you don't need to replace the door, a simple paint job will dramatically enhance the look. Additionally, consider changing the knob and its other features.

7. Gardening and Growing Potted Plants

Beautiful plants change the physiognomy at home. They make it elegant, charming and cheerful. If taken care of well, they are the foundation that grabs the buyer's attention; it's a sign of a well-maintained house.

Depending on the existing garden (plants, weeds or pots), you should cut, repair and clean the stems and dry leaves for reproduction. Gathering plant pots near the entrance is a great way to add colors and lower cost than renting a gardener to create a garden in your garden or front yard.

You can change things up and decorate the trees for a different look.

8. Floor Inspection and Compliance

The wood floors are very charming and often hidden under the rug covering the entire floor.

In today's society, homebuyers prefer wooden floors rather than carpet. If there is solid wood at the bottom, you should certainly consider removing the carpet and/or rugs.

In any case, covering the house with laminate flooring is not very expensive. Life can be brought back to the whole home again on a low budget.

So, what are you waiting for?

Use these 8 techniques to bring value to your home today!

For as long as I can remember, I have been listening to The Beatles. Every year, my mom would appropriately blast “Birthday” on anyone’s birthday. I knew all of the words to “Back In The U.S.S.R” by the time I was 5 (Even though I had no idea what or where the U.S.S.R was). I grew up with John, Paul, George, and Ringo instead Justin, JC, Joey, Chris and Lance (I had to google N*SYNC to remember their names). The highlight of my short life was Paul McCartney in concert twice. I’m not someone to “fangirl” but those days I fangirled hard. The music of The Beatles has gotten me through everything. Their songs have brought me more joy, peace, and comfort. I can listen to them in any situation and find what I need. Here are the best lyrics from The Beatles for every and any occasion.

Small towns certainly have their pros and cons. Many people who grow up in small towns find themselves counting the days until they get to escape their roots and plant new ones in bigger, "better" places. And that's fine. I'd be lying if I said I hadn't thought those same thoughts before too. We all have, but they say it's important to remember where you came from. When I think about where I come from, I can't help having an overwhelming feeling of gratitude for my roots. Being from a small town has taught me so many important lessons that I will carry with me for the rest of my life.
